About this spreadsheet

Overhead budget, labor burden per employee with 2026 payroll figures, productive-hour capacity, break-even and target rates, a markup-to-margin converter and a job pricing worksheet that prices from cost at your target margin and shows the net profit left after overhead.

Most small contractors price from a markup they inherited and discover their margin at tax time. This workbook builds the number from the bottom: every overhead dollar, every employee's true hourly cost (wage, employer taxes against the 2026 wage bases, unemployment, workers' comp per $100 of payroll, benefits, PTO, training and unbillable time), and the hours the crew can actually bill. From that it gives the overhead per productive hour, the rate to charge, the break-even revenue and the markup your target margin requires.

The pricing worksheet takes an estimate by category and prices it at your margin, with an alternate dual-markup price, and compares the result with the NAHB Remodelers' Cost of Doing Business averages for reference. Printable worksheets and two one-page explainers (markup is not margin; what one hour really costs) are included for the team.
