Move-In / Move-Out & Deposit Kit
For landlords and small property managers handling move-ins, move-outs and security deposits
One cash-basis ledger becomes a statement for every owner: income by property, every expense itemized with its work-order number, the fee at the owner's rate, the distribution, the reserve you hold and the deposits you hold for their tenants. Rent roll, receivables by age, a portfolio dashboard, a year-end summary, a close checklist, an owner report and four owner emails come with it.
Built for small management companies and solo managers who owe every owner a statement each month and want it to look the same, add up the same and go out on the same day, without a subscription platform or beside one. Enter each receipt and payment once, dated the day the money moved; pick an owner and the statement is ready to print or save as PDF, one page wide, with three built-in checks (fee vs the owner's rate, distribution vs suggested, deposits vs the rent roll) that must read zero before it goes out.
Each owner has a fee rate, a repair approval limit and a reserve target, with an optional monthly build cap for owners filling their reserve gradually. Security deposits sit in their own block and never mix with the owner's balance. The Portfolio Dashboard shows occupancy, rent collected against scheduled, receivables in 0-30/31-60/61-90/90+ buckets, leases ending in the next 90 days, vacant units and days vacant, reserves by owner, and a balance check of books against bank, clearly labeled as not a trust reconciliation. The Year-End Summary gives each owner's tax preparer rents, expenses by property and category, fees and distributions, with no tax instruction. A completed May 2026 close for four owners shows every piece in use.
