About this spreadsheet

Enter your costs and each channel's fee to see what you keep per booking on Airbnb, Vrbo and direct, the rate that holds your net after a fee change, and the nights and occupancy needed for the goal you actually have.

Airbnb and Vrbo both changed what they take, and the same stay now pays differently by channel. Moving from a 5% fee to a 12% fee takes a 7.95% price rise, not 7%, because the new fee also applies to the higher price. The workbook does that arithmetic for any two fees, and shows what a tax charged the wrong way can cost you.

Pick one of four goals for each listing: offset part of your home costs, cover them, make a set profit, or pay yourself a set amount. It works out the nights and occupancy needed at your own channel mix, then tests your plan by season. It ships no benchmark and no market data, and each platform fee is a dated row holding your own value. A rate that holds your net is arithmetic, not pricing advice.
